The reason for this is they have all the information & specifications I need to draw their plans quickly. The individual usually does not, and it takes more time to complete their plans. The below price table does not apply to you. Sorry...

  • 1/2 of the projected square footage price is due upon delivery of the preliminary plan.
  • The final amount is due upon delivery of the completed plans
  • After the plans are completed, you are allowed 2 hours revision time at no cost.
  • After the 2 hours free revision time, $30.00 per hour is charged.
  • The minimum square footage charge is 1000 sq. ft..


Base Package 30 cents per sq. ft. Floor Plan w/Dimensions & Notes, All 4 Exterior Elevations, Foundation, Slab, or Basement Plan
Advanced Package 40 cents per sq. ft. Floor Plan w/Dimensions & Notes, Electrical Plan, All 4 Exterior Elevations, Foundation, Slab, or Basement Plan, Roof Plan
Sections $50.00 ea. Cross Sections added to the above packages
Site Plan Added $150.00 Site Plan added to the above packages
Plumbing Isometric Added $125.00 Plumbing Isometric added to the above packages
HVAC Plan Added $175.00 HVAC Plan added to any package
Complex Package 90 cents per sq. ft. Floor Plan w/Dimensions & Notes, Electrical Plan, All 4 Exterior Elevations, Foundation, Slab, or Basement Plan, Roof Plan, any Necessary Full Section, Special Structural Details, Plumbing Isometric or Plan, Cabinet Details, Site Plan, Floor Framing Plans
Additional Details $35.00 per hour In states such as California, Florida, New York, etc., additional details are required. These will be drawn at the hourly rate for revisions.

We charge only for the heated square footage and not the total. A finished basement is included in the heated square footage charge.


Once we are in contact with each other, you'll be asked to send us what information you have on the project. At this point we'll take your clients ideas and start drawing the Floor Plan & Exterior Elevations for your preliminary drawings. These will be emailed to you in PDF format which can be printed out at most any Print shop or Office Supply which has a large carriage printer.

The paper size will depend on your preferences. Available paper sizes are really unlimited, but the most common sheet sizes are: 11" x 17", 18" x 24", and 24" x 36".

Dimensions: All dimensions will be in feet and inches unless metric is required. Please specify.

Site Plan: To complete your Site Plan, we'll need a copy of the property deed or plat. We will also need a copy of the covenants, if you're building in a sub-division with restrictions.


  • Heated Area: The area of the house that is considered the living area. ie Living Room, Bedroom, Kitchen, Den, Bathroom, Foyer, Great Room, Game Room, Pantry, Utility Room, Library, Study, Sewing Room, Office, Finished Basement, Finished Bonus Room in the Attic or above the Garage, etc.
  • Non Heated Area: Attached or Unattached Garage, Exterior Storage Room, Patio, Deck, Porch, Unfinished Basement, Crawlspace, Gazebo's, etc.


  • The process of drawing these plans usually takes approximately two to three weeks with the average size home, depending on our work load and the complexity of the house. With larger houses, sometimes longer.
  • A few municipalities require that your plan be completed from start to finish by a licensed architect in that area. This is very rare however. Most often, as a licensed contractor, you are allowed to sign off on your own drawings.
  • Bill of Materials are not included in the plans.
  • Although it is uncommon for a municipality to require "special and beyond the standard" slab/foundation/basement design, stress and shear calculations, we do not furnish these. If they are required, you'll need to hire an engineer to complete them. Plans drawn for Florida & California especially, are difficult to produce, not only because of problems with hurricanes or earthquakes, but also from over regulation on the part of the municipalities there in general.
  • Once your plans are complete, please verify code compliance, and if need be, we will make adjustments according to your instructions.
  • Deposits are non refundable.
